CODE VIOLATION DESC : The legal use of this building is a two family dwelling units on two floors of occupancy over a basement / garage. Currently, the back portion of the lower level has been converted into a separate (rented) unit with its own private entry. Three bedrooms and bathroom with shower stall have been constructed in the lower level including a kitchenette area with a gas stove. Permit research failed to provide evidence to show that any valid permits were issued to alter or remodel the lower level to its present use. The following violations / life hazards were noted or suspected at the time of inspection: *Lack of smoke detectors and a second means of emergency egress from one bedroom posing a serious life hazard to the occupants. (801-4, 504-a SFHC). *Unapproved electrical wiring and unapproved plumbing including gas line in kitchenette. (1001 e&f SFHC). *No certainty that the required one hour fire resistant materials was used at the time of construction. (601 SFHC). *Lack of adequate ceiling height.(503-a SFHC).

FAILURE COMMENT DESCRIPTION :   Submit a copy of this notice and two sets of plans with the building permit application to legalize the basement/ground floor as a floor of occupancy or to revert back to the last legal use. After the building permit is issued, plumbing and electrical permits and inspections must also be obtained. To abate this notice of violation you must contact the housing inspector for a final inspection and produce all approved plans and permits.
