CODE VIOLATION DESC : THE LEGAL USE OF THIS BUILDING PER CFC DATED 4/24/08 UNDER BUILDING PERMIT APPLICATION 200804240595 IS A R-2, 3 UNIT BUILDING ON 4 FLOORS OF OCCUPANCY. CURRENTLY THERE APPEARS TO BE 7 UNITS ON 4 FLOORS, 5 OF WHICH HAVE BEEN INSPECTED AND VERIFIED BY A SITE INSPECTION (UNITS 1A @ THE GROUND FLOOR REAR, 2A AND 2B AT THE 1ST FLOOR AND 4A AND 4B @ THE 3RD FLOOR) AT EACH LEVEL ONE SINGLE UNIT HAS BEEN DIVIDED INTO 2 UNITS BY ADDING 2 DOORS AFTER THE ENTRY DOOR, AN ADDITIONAL ROOM HAS BEEN CREATED IN THE FRONT UNITS 2A AND 4A SEPARATING THE LIVINGROOM. THE LAUNDRY AREA(PER PLAN REVISION PERMIT #200606295355) IN UNITS 2B AND 4B HAVE BEEN CONVERTED TO KITCHENS CONSISTING OF A SINK, COUNTERS AND CABINETS, STOVE AND REFRIGERATOR. IN UNITS 2B AND 4B, THE ROOM LISTED AS A DEN HAS BEEN SHORTENED AND A LAUNDRY ROOM INSTALLED. IN UNIT 1A A KITHCEN AND FULL BATH/SHOWER HAS BEEN ADDED. THE INSTALLATION OF 7 SEPARATE WATER METERING DEVICES HAS BEEN ADDED. THE INSTALLATION OF 7 INSTANTANIOUS WATER HEATERS HAVE BEEN INSTALLED AT THE FIRES ESCAPE PATH OF TRAVEL. AT THE TIME OF THIS INSPECTION IT ALSO APPEARS THAT THERE WERE GAS FIRE PLACES ADDED IN UNITS THAT WERE NOT INSPECTED. THE FOLLOWING LIFE SAFETY HAZARDS WERE OBSERVED AT THE TIME OF THIS INSPECTION: *NO CERTAINTY THAT THE REQUIRED ONE HOUR FIRE RESISTANT MATERIALS WERE USED AT THE TIME OF CONSTRUCTION (601 SFHC). *UNAPPROVED ELECTRICAL WIRING AND UNAPPROVED PLUMBING (1001 e,f SFHC). *LACK OF ADEQUATE VENTILATION AND NATURAL LIGHTING (504 SFHC). *LACK OF SMOKE DETECTORS IN BEDROOM (801-4, 504-a SFHC). *LACK OF SECONDARY MEANS OF EMERGENCY EGRESS (801-4, 504-a SFHC).

THEREFORE THIS DEPT. HAS INITIATED ABATEMENT PROCEEDINGS.

FAILURE COMMENT DESCRIPTION :   Submit a copy of this notice and two sets of plans with the building permit application to legalize the 7 dwelling units in this building or to revert back to the last legal use which was 3 floors of occupancy over a three car garage. After the building permit is issued, plumbing and electrical permits and inspections must also be obtained. To abate this notice of violation you must contact the housing inspector for a final inspection and produce all approved plans and permits.
