YOU ARE HEREBY ORDERED TO COMPLY WITH THE FOLLOWING REQUIREMENTS:

1THIS NOTICE INCLUDES VIOLATIONS FOR THE AREAS NOTED.108 Monterey Blvd,middle level.
2REPAIR STAIRS (1001(b)(13)HC) The Department of Building Inspection requires all owners of property with exterior stairs, decks and attachments to have a licensed structural pest control operator, licensed general contractor, architect or engineer inspect your deck, porch, stairs, balcony or other attachments, every 5 years to assure their continued stability and safety. Have them provide a written report stating recommended repairs. FRONT STAIRS AND LANDING: Extensive wood deterioration / decay was noted on many structural components including posts treads, steps, stringers and joists. Some handrails, guardrails were either loose and/or insecure. Repair or replace these areas as required to maintain a safe and sound structure.
Note: Building Permit is required to do this repairs.
No structural/architectural plans are required for work less than 50%. For total replacement of stairs or deck or work over 50% of existing structure, then YOU MUST SUBMIT TWO SETS OF FLOOR PLANS ALONG WITH A COPY OF THIS NOTICE WITH A BUILDING PERMIT APPLICATION.
3BUILDING PERMIT REQUIRED (301 HC) All repairs to be conducted under appropriate permits (building, electrical, plumbing, mechanical, etc.).To repair/replace front stairs and landing.
4REMOVE EGRESS OBSTRUCTION AT REAR (801,1001(l) HC)Restore access to rear yard from the unit's interior -second means of egress.
5REPAIR/REPLACE SMOKE DETECTORS (908 911 HC)It is recommended that smoke detectors be tested on a regular basis and all batteries be replaced annually to maintain a working and functional device.
Advise occupants not to disconnect the batteries or remove the units.
6REPAIR/REPLACE DETERIORATED ROOF DRAINAGE (1001f HC) 
7REPAIR SOURCE OF WATER DAMAGE (703,1001f HC)Evidenced by damaged ceilings in living room and kitchen.

12REPAIR FLOORS (1001b,j,o HC)Uneven floor at living room -tripping hazard.
13PROVIDE HEAT TO EACH OCCUPIED HABITABLE ROOM FOR 13 HRS BETWEEN 5:00 A.M. AND 11:00 A.M. AND BETWEEN 3:00 P.M. AND 10:00 P.M. CAPABLE TO MAINTAINING A MIN. ROOM TEMP. OF 68 DEGREES F. (20 DEGREES C.). (701c HC)Immediately and regularly.
14MISCELLANEOUS VIOLATIONSRepair/replace kitchen cabinets and counters -including area around kitchen sink.
15IMPORTANT NOTE: This property is defined as a Nuisance per Sec. 1001-d of the SFHC. PLEASE REVIEW THE ATTACHED "NOTICE OF VIOLATION WARNINGS" FOR INFORMATION REGARDING FAILURE TO COMPLY WITH THIS NOTICE.It is the property owner's responsibility to be present or direct his/her representative to attend, the reinspection as scheduled on this Notice of Violation for the purpose of providing entry to the Inspector of those areas not accessed during the initial inspection as specified, and/or to provide access to all areas cited within this Notice.
If the property owner cannot attend the scheduled reinspection (as specified on this Notice) it is his/her responsibility to secure a different inspection date and time with the Inspector, and provide all tenants with notification as required by California Civil Code Section 1954 (San Francisco Housing Code Section 303(b)), if any dwellings, apartment units or guest rooms are to be accessed during the reinspection.


ALL ITEMS MUST BE COMPLETED WITHIN 30 DAYS. REINSPECTION DATE: 17 April 2012 02:00:00 PM

IT IS RECOMMENDED THAT THE OWNER/OWNERS REPRESENTATIVE CONFIRM REINSPECTION DATE/TIME.
