	ITEM	DESCRIPTION
1	THIS NOTICE INCLUDES VIOLATIONS FOR THE AREAS NOTED.	Room to room inspection of all guestrooms including HOT room, DPH rooms and the common areas of the subject property.
2	REPAIR, MAINTAIN FIRE ESCAPE DROP LADDER IN WORKING CONDITION (SEC 908 HC)	FIRE ESCAPES: Note: On re-inspection day, property manager, owner or the owner's agent needs to demonstrate the workability of the fire escape ladders. The fire escapes are to be checked on all buildings during the course of a routine inspection. A non-working fire escape ladder is a life safety hazard and must be corrected immediately. Provide a written and signed report from a qualified service company or contractor stating that all parts and cables have been tested and are functional or you are required to lower the ladder on re-inspection day to verify its proper full release. Remember: Test and verify that all windows or doors leading to emergency fire escapes are operational and unobstructed. Advise occupants not to block the path of emergency exits on the inside. REMINDER All manufacturers recommend that the fire escape drop ladder be maintained and serviced annually, particularly the cable and all moving parts. Lubricate and drop the ladder at least once a year.
3	REPAIR, PROVIDE OR ADJUST REQUIRED HARDWARE ON SMOKE ENCLOSURE DOORS (706, 807 HC)	All guestroom entry doors are smoke enclosure doors and are required to be self closing and self latching (with handles that control the latch). Many guestroom doors have damaged or missing door closers, damaged or missing door latch with handles or are out of adjustment. At all guestroom doors including specific guestroom locations indicated below, provide door closer and latch with handles and adjust as necessary so all doors fully self close and latch and are tight-fitting.
4	REPLACE SUBSTANDARD GUESTROOM SMOKE ENCLOSURE DOORS (706, 807 HC)	Several guestroom doors are deteriorated, are not tight-fitting or have been replaced with unapproved doors. At all guestrooms including specific locations indicated below, replace all damaged doors and all unapproved replacement doors with approved one-and-three-eighths inch solid core wood door or rated metal doors. The replacement doors are required to be tight-fitting, self closing and self latching (with handles that control the latch) and have a deadbolt with thumb turn on the inside and in good condition for security and smoke enclosure purposes. NOTE: If a new door is installed a Building Permit is required. In order to abate this case the Building Permit must be finaled and signed off by the Building Inspector prior to re-inspection by the Housing Inspector.
5	REPAIR WINDOWS (708, 1001-b,h HC)	In several guestrooms, window sash frames do not operate correctly, have broken or missing sash cords, do not latch and/or provide adequate seal. Repair or replace and adjust as needed tso all guestroom windows, including those at specific locations indicated below, operate correctly, can be latched and provide an adequate seal. NOTE: If windows are replaced a Building Permit is required and must be signed off by the Building Inspector prior to reinspection by the Housing Inspector. In order to abate this case Building Permit must be finaled my the Building Inspector.
6	REPAIR OR COVER DAMAGED PAINT IN AN APPROVED MANNER TO PREVENT A LEAD HAZARD. SEE ATTACHED LEAD HAZARD WARNING (703, 1301 SFHC)	Wherever damaged or peeling paint exists, including specific locations indicated below.
7	"Disturbing lead based paint can be EXTREMELY DANGEROUS to dwelling occupants and visitors, particularly to young children, pregnant women, pets, and to people performing work on the premises. For interior or exterior paint removal : Always wet the surface, contain and properly dispose of leaded paint. If you are unsure whether the paint is leaded, you should test it prior to performing any work. If the paint is found to contain lead, you should consult with an expert about appropriate procedures. Proper containment and 3-day notification is required for exterior jobs of more than 10 square feet. (Sec.3604, SFBC) Informational packets are available at (415) 558-6088. 8	PAINT WALLS, CEILINGS AND/OR TRIM (1001-b, 1301, 1306 HC)	Repaint all areas where paint is removed or damaged or where surfaces are repaired including specific guestroom locations indicated below.
9	REPAIR OR REPLACE GUESTROOM SINK (1001-b,f HC)	Porcelain on many guestroom sinks is chipped and underlying metal exposed and rusty making sinks difficult to keep clean. Repair or replace all guestroom sinks where chips have exposed underlying metal, including those in specific guestroom locations indicated below. Cracked or broken sinks must be replaced.
10	REPLACE GUESTROOM SINK DRAIN PIPES (1001-f HC)	Several guestroom sinks leak at drains or have improper plastic drain pipes. Replace sink drains where damaged, leaking or of unapproved materials including those in specific locations indicated below.
11	PROVIDE MINIMUM 135 DEGREE VIEWER FOR GUESTROOM ENTRY DOORS (706 HC)	Wherever viewers are missing or painted over and in specific guestroom locations indicated below, provide approved guestroom door viewers.

158	INSPECTOR COMMENTS	It is the property owner's responsibility to be present or direct his/her representative to attend the re-inspection as scheduled on this Notice of Violation for the purpose of providing entry to the Inspector of those areas not accessed during the initial inspection as specified, and/or to provide access to all areas cited within this Notice. Guestrooms not accessed during initial inspect were: 526, 524 and 433. If the property owner cannot attend the scheduled re-inspection (as specified on this Notice) it is his/her responsibility to secure a different inspection date and time with the Inspector, and provide all tenants with notification as required by California Civil Code Section 1954 (San Francisco Housing Code Section 303(b), if any dwellings, apartment units or guest rooms are to be accessed during the re-inspection.
159	INSPECTOR COMMENTS	Repairs cited in this Notice require a Building Permit, and may require Plumbing and / or Electrical permits. It is the responsibility of the owner to obtain (or have others obtain) any required permits before beginning work that requires (a) permit(s). THIS CASE CAN NOT BE ABATED UNTIL THE HOUSING INSPECTOR MAKES A FINAL INSPECTION TO VERIFY THAT ALL VIOLATIONS HAVE BEEN CORRECTED AND ALL REQUIRED PERMITS HAVE BEEN OBTAINED AND FINALIZED. ON REINSPECTION DAY, PRESENT TO THE HOUSING INSPECTOR THE JOB CARD, PERMIT APPLICATION AND PERMITS INDICATING THAT ALL REQUIRED WORK UNDER PERMIT IS COMPLETE.
