2REPAIR WOOD STAIRS AS REQUIRED (WORK IN PROGRESS) (1001(b)(13)HC)REAR WOOD STAIRS:
Minor wood deterioration / decay was noted (and pointed out to property owner) at treads. Repair or replace these areas as required to maintain a safe and sound structure.
Note: Repair was in progress at the time of inspection.

NOTE:
The Department of Building Inspection urges all owners of property with exterior stairs, decks and attachments to have a licensed professional pest control contractor, general building contractor, architect or engineer inspect your deck, porch, stairs, balcony or other attachments, every 2 years to assure their continued stability and safety. Have them provide a written report stating recommended repairs.
3REPAIR, MAINTAIN FIRE ESCAPE DROP LADDER IN WORKING CONDITION (SEC 908 HC)Note:
Property manager, owner or the owner's agent needs to provide a proof of the workability of the fire escape ladders. Non-working fire escape drop ladder is a life safety hazard and must be corrected immediately.
Provide a written report from a qualified service company or contractor stating that all parts and cables have been tested and are functional or contact the housing inspector (within 30 days) to witness lowering the ladder in person.
Reminder:
Test and verify that all windows or doors leading to emergency fire escape are operational and unobstructed.
Advise tenants not to block the bath of emergency exits on the inside.

**REMINDER**
All manufacturers recommend that the fire escape drop ladder be maintained and serviced annually, particularly the cable and all moving parts. Lubricate and drop the ladder at least once a year.


ALL ITEMS MUST BE COMPLETED WITHIN 30 DAYS. REINSPECTION DATE:

IT IS RECOMMENDED THAT THE OWNER/OWNERS REPRESENTATIVE CONFIRM REINSPECTION DATE/TIME.
